Purchasing your holiday home may seem like a daunting prospect. From the initial costs to ongoing payments. But not to worry, our team are on hand to guide you through the buying process from start to finish at our Cornwall holiday park.

Ownership
At Kennack Sands, you can look forward to enjoying a relaxed atmosphere, we are sure you will look forward to coming to your caravan. Here are a few things we thought you would like to know.
We are open from Easter (or 1st April) to the end of October, and you can use your caravan any time in the open season. Your caravan is for holiday use. Sorry, you cannot live here.
Your friends and family are welcome to use your caravan, if you could just let us know when they may be coming. We have an online calendar you can use for this. We regret we do not permit letting of caravans and we won’t ask you to let us rent it either.
We take care of the grounds and cut the grass and there is usually space by your caravan to park your car.
We welcome dogs, however, we have a limit of two per visit. You should keep him on a lead all the time, not leave him in the caravan when you go out, and of course, clear up any mess he makes.
The electricity that you use is metered, and we change gas cylinders when you ask us to. If you need any repairs, we have skilled people who can tackle most things Caravan.
Your caravan will be able to stay on the park for 14 years. At which point, we find most people want to upgrade to a newer model.
Buying a caravan here is really simple. There is no need for a solicitor.
You will want to come and view any caravan you may be interested in. We would love to meet you and will be able to answer any questions you have.
We will explain all about your caravan, and our buying agreement. This agreement, set out by the National Caravan Council and the British Holiday & Home Parks Association, will explain our responsibilities to you, and yours to us. It will protect you for the duration of your ownership.
Our team are extremely approachable and won’t put you under any kind of pressure. You can take as long as you want to make up your mind. There is no hard sell here.
We don’t offer any finance arrangements, but most banks offer personal loans, and this is a good way to fund your purchase.
When you are ready, and you have paid for the caravan, you are welcome to enjoy your caravan straight away.

Costs
We charge an annual pitch fee for you to keep your caravan on the Park, a bit like rent.
This is due when you buy the caravan and every year after that. For example, if you buy your caravan in July, the pitch fee comes around again in July of the following year.
At the end of the season, we will send you a bill for any electricity and gas cylinders you have used, and for a part of the Park’s business rates (normally £200).
You will want to have insurance for the caravan. We can suggest a broker (who pays us a commission) but you don’t have to use them, you can get insurance from wherever you want. Typically, premiums are about £200 yr.
These extra things usually come to under £500 per year.
If you want to sell your caravan, you are free to sell to whoever you wish. We don’t have any rule which says you have to sell back to us. We are more than happy to sell the caravan on your behalf and will be pleased to advise you on the best selling price.
Whoever sells the caravan, we would ask the Seller to pay us a transfer fee, except in the case you sell (or transfer) it to one of your family.
If the caravan reaches 14 years old, we would ask that it be sold ‘off-park’. That way we can keep the Park looking up to date.
